Just bought a 8 years old house. The inspector never notice that all windows were not clear but a bit foggy during Feb.2008 inspection. How much time it takes for a window to reach that stage? About 1 inch of clear glass is left around everyone.
Seal failure on insulated glass has no time frame for failure. There are so many window companies out there now, you need to buy quality windows which will give you some warranty on glass seal failure.
Try to find the manufacturers name (sometimes in very small letters in the corner of the glass). Talk to others who may know the builders name. He is not responsible, but may remember the brand of window he used when building your home. Andersen,Pella have a glass seal warranty of at least 10 yrs.
Once the seal is gone, you just have 2 pcs. of glass remaing with very little r value. Plus it will drastically reduce the resale value of your home because it is very evident as the glass looks milky and not clear.
A good quality window will allow you to just replace the bad sash, and not the entire window.
Do some research on window brand, then contact the manufacuters rep for your area, have them come out and look at the problem. It might still be covered under the warranty.
